Obama Signs Extended Tax Credit into Law

Expected to contribute approximately $22 billion to the economy, Congress overwhelmingly passed a bipartisan measure this week extending the $8,000 home buyer tax credit to April 30, 2010.

The legislation, which is part of a larger bill that also extends unemployment benefits, was signed into law by President Obama today.

More people are now eligible to take advantage of the law, which includes a $6,500 tax credit for buyers who are current home owners and have lived in their home for five of the past eight years.

Income limits for eligible home buyers were also expanded to $125,000 for single buyers and $225,000 for couples, up from $75,000 for individuals and $150,000 for couples. Qualifying home prices are capped at $800,000.

NAR's Government Affairs Division has compiled facts on the changes made to the current tax credit. NAR members sent more than 500,000 letters to leaders in Congress and made nearly 13,000 telephone calls to Senate offices last weekend to encourage support. So far this year, REALTORS® have spent nearly $14 million lobbying Congress, according to federal campaign finance records compiled by the Center for Responsive Politics.

Sen. Johnny Isakson, a Georgia Republican and a former member of NAR, was key in extending the credit, as well as pushing it through initially. Other prominent boosters include the National Association of Homebuilders and the Mortgage Bankers Association.

Feng Shui

So, I mentioned on my facebook page that my entry is totally off balanced and I really believe

it sbecause of all of the death hanging on the wall. Since we have mounted Chris' deer, I have been in a bad mood, I haven't wanted to clean my house (which is so not me), I feel tired all the time and just plain not motivated. So, I feel my chi is just out of balance and it all came about when the deer mount went up.

Im not an expert in Feng Shui, I took a class in college on it. But, basically Feng Shui is an ancient art and science developed 3,000 years ago in China. It reveals how to balance the energies of a given space to assure health and good fortune for the people inhabiting it. So, there are 2 tools used a compass or the Ba-gua. Im going to use the bagua, pictured below to try and balance my chi in my entry.

According to the Ba-gua my entry is directly related to my career. Some things I've read that need to be in this area are black, water and mirrors. Nothing earthy.

So, Im going to get a fountain and see if this helps. However, I really like my plants, so they are staying no matter how earthy they are. I already have the black cabinet and a mirror, so thats good = ). I also thought I would check the Feng Shui in my kitchen which is the creativety area of the Bagua. So far, from what I've read my kitchen is very balanced from the white cabinets to the stove facing the doors and the art work I will be hanging, and the stainless. I designed it Fung Shui and didnt even realize it! =) Yay Me!!

First-Time Buyer Tax Credit

First-Time Buyer Tax Credit Extension Possible
Bills to extend the maximum $8,000 tax credit for first-time home buyers, which expires Nov. 30, are pending in both the U.S. House and the Senate.

Sen. Christopher J. Dodd, a Connecticut Democrat and chairman of the Senate Banking, Housing, and Urban Affairs Committee, is co-sponsor of a bill with Georgia Republican Sen. Johnny Isakson that would raise the credit amount to a maximum of $15,000.

Senate Majority Leader Harry M. Reid of Nevada favors an extension of the current credit. He was quoted by the Las Vegas Sun saying, "It's something we can get done."

Odds are that the credit will be extended and broadened to cover all buyers next year, but the chances of the amount increasing aren’t as good, observers say.

This is a Kiosk Chris helped with in Bear Lake. Chris is very proud of it and had to take us

to it. Its on the Idaho side of Bear Lake. The girls thought it was cool to see their daddy's name

on it. Chris brought some flyers home, I wish I could tell you what it was about....something

about fish...yadda yadda ....hippie stuff...yadda...yadda...native fish..yadda...habitat. Thats what I got out of it, because I was pre occupied with my new phone, trying to change my voicemail message. But, it is really cool and if your ever in Bear Lake ie. Paris Idaho, go take a look. When we told Lizabeth we were in Paris she said "I thought it would be prettier than this"

Chris gave Lizabeth his camera in Yellowstone and she took pics of EVERYTHING, from every boiling little hot pot to her sister on her daddy's shoulders. We gave Lizabeth the camera at Old Faithful so by the time we got to the grand canyon, the card was full. Here are a few of the pics she took.

Clean showerheads and faucet aerators.
Clean and seal tile grout.
Clean the clothes dryer exhaust duct and space under the dryer. This prevents lint from accumulating and reduces the risk of fire.
Inspect washing machine hoses and replace when they show signs of wear or leakage.

Here is my new range, this was the one item I wouldn't budge on. I had the older model in my last kitchen and loved it. But this one is awsomer-er. We opened it up and found it has a warming drawer. I love it. My hood is great too, it does some serious sucking.

My flour, sugar, bean/pasta and candy drawer. Notice the stainless scoops, they are my favorite part. My cabinet guy designed them, they are self contained plexi-glass boxes, so I can take em out and give em a good scrubin when I need too. The baskets are in my island, if you saw my last kitchen you know Im a basket case and have to have them in my kitchen. I bought them and then designed the kitchen around them.

This is a pic of my huge farmhouse sink, my faucet suits it well, its temporarely mounted to a piece of board so I can still use it while Im waiting for the countertops.

Chris and I have been having an ongoing battle on whether to have radiant heat under our tiles. I ordered the system and he and my father decided it would be a pain in the ass to install. So I finally gave in and said I dont care, do what you want. Last night Lizabeth was eating in the unfinished kitchen (using a box for a table and tool box for a chair). Without any prompting from me she came into the living room and started whining about her feet being freezing. Lizabeth is her mommas girl and she just helped me win the radiant floor battle, although talking Bompa into it might not be as easy.

How can you set your home apart, particularly the kitchen, to appeal to a prospective buyer?

Clean the windows inside and out as well as window treatments if necessary.
Declutter your counters. I'll say it again. Declutter your counters!
Clean and organize the interiors of your cabinets - people will look inside.
Clean your floors.
Did I say declutter? Especially collections. Just because your into a rooster kitchen doesnt mean mr buyer is.
Remove all the magnets from the refrigerator.
Clean the ovens, cooktop and microwave!
Clean the sink and surroundings! For a showing, move the soap bottles to inside the cabinet, clean the sink and drain baskets and keep it "all clear" around the sink
Clean the refrigerator!
When showing the home, move the piles of mail, papers, etc. Remember, to turn all the lights on when doing a showing, burn a candle and did I say declutter!
